I just want to add a little note to this week's topic about closing cost credits. If you're trying to buy a home in a seller's market of multiple offers, don't include closing cost credits in your offer because it will make your offer look much less desirable. Above all, don't ask for a concession when you're putting down 20% or paying cash. You might think no buyer in her reasonable mind would try to do this, but then you probably don't sell real estate for a living.
